Great Expectations is the perfect villa for families or large groups. This villa features 7 A/C bedrooms, 7 ½ baths, pool, hot tub, Jacuzzi pool, tennis court and gym. There are 5 bedrooms in the main complex and 2 in the guest house. This villa is centrally located between two bays, Rendezvous and Chocolate Hole, and is a 9 minute drive from Cruz Bay.

The Main Complex features four private and equal-sized air-conditioned master bedroom suites in two pavilions on either side of the Great Room, which comprises living and dining areas and the gourmet kitchen. Your 5th A/C bedroom doubles as a gym. All three pavilions open onto the garden courtyard with outdoor dining, pool, hot tub, and built-in grill area overlooking sailboats moored just below in Chocolate Hole.



A short flight of stairs takes you down past the exercise room to the regulation size tennis and basketball court below. Along a lighted palm tree path, through gardens of tropical fruits and flowers, is the two-story Guest House with two more air-conditioned bedrooms suites and its own Jacuzzi swimming pool for the couples that want that “Carefree Get-Away”!

Our Villas are rented on a weekly bases (seven nights) and for fewer nights, pro-rated during the off-season. To secure your reservation, payment in the amount of 50% of total rental is required along with a non-refundable $35 reservation and $35 security deposit (total of $70). The balance including 8% VI Hotel Tax is due 60 days prior to arrival.

Cancellation: No deposits will be refunded unless a replacement rental is obtained. Should you be forced to cancel for any reason and a replacement rental is obtained, your deposit will be refunded less a 10% administrative fee based on the total rental amount. Because of our strict cancellation policy, we urge you to obtain Traveler's Cancellation Insurance.
